What do I need the day of closing

  • Two (2) forms of identification.  At least one (1) a valid government issued photo identification (driver's license, passport, etc)
  • Any conditions your lender required
  • Original power of attorney (if applicable)
  • Good funds 

What are good funds

Good funds are funds that have been collected and cleared in the bank.  Personal checks, money orders and other forms of payment may take several days to be available ("cleared").   If you are not wiring funds for settlement please check with us BEFORE settlement.

Should I wire funds to closing

Check with your lending institution about their wire policy.  Usually wired funds are available immediately.  CALL OUR OFFICE TO VERIFY WIRE INSTRUCTIONS.  DO NO ACCEPT CHANGED WIRE INSTRUCTIONS FROM AN EMAIL

Do I have to attend settlement

Sometimes arrangements can be made for parties that are not able to attend settlement.  Often the buyer's lender will have to approve of this.  Sometimes a power of attorney may be used.  In some transactions the seller has to sign documents for the buyer's lender (FHA and VA loans for example).

I am representing an estate, is there anything I need to do

Yes, as the executor or executrix you will need to make sure the proper paperwork is complete and correctly filed in the county of the property.  In addition, proof PA and federal inheritance is paid is required.  You may want to consult with an attorney for further instruction. 

When will I get a final figure for settlement

A final amount can't be given until all parties have submitted all financials.  Your lender (if you are taking a loan), must provide us their final closing disclosure.  We may also need real estate commissions, tax amounts, confirmed down money, any bills to be paid at settlement, etc.
